    Saw that over at SC,the opinion of most is that it is way over priced as the "business" is worthless due to the present owners actions and the building is run down.But who knows?...there is a sucker born every minute.

        Yeah thats where I grabbed the link from. the VFW looks way out of place since they redid it. definetly needs a lot of love. Maybe the Russians will by it and rule the town hole.

    I don't know how many rooms it has for let and how much reno the govt. would force, but that could be a viable business in the hands of someone with knowledge, acumen, and the ability to treat people well. Dawn's rep has nothing to do with the future of that business. Most know about her and will be glad to see her gone. If someone buys it and has a fly/tackle shop, I'll stop in to see what's changed.  I think most guys will.  Someone could turn that around in  one good season.  I hope it happens, the river could use another shot in the arm. That place is VERY visible. Location, location, location.  I'd have  an absolutely kick-azz BBQ going on weekends down on the river.  I'd charge a reasonable daily fee and keep things FUN.  Fly tying/casting  demos, free day for kids/vets  charity events, everything that Dawn, didn't do.

    Fichy, great ideas and yes it could be a great spot.... but anyone who buys it at that price would just be driving the areas housing market prices way up as i believe it should not be worth that much... i imagine its assessed value is probly well under 100k...just sayin

    i agree that in the right hands it could be a success
    it was funny this week end, i took my gf up, she had never been salmon fishing or up to pulaski and when we drove past she wanted to stop in.....i hadn't even considered going in, but she said "that looks like a cute little shop and its right on the river"
    maybe she has a point...btw, i think it is WAY over priced for what and where it is

    Wait for the fire sale. I hope I'm kidding. It'll drop like a rock , long about February.   I didn't realize the asessed value was that low. I just hope the wicked witch melts away.  I'm tempted to rig up an old  steel fly rod and lower it  off the bridge attached to a wire from a  solar  fence charger. Let's see her run out and steal it like she did to that kid.  It'll stop cows, should be able to give her a little buzz......

    Something else I caught while fishing,one dandy cold,I guess I wore my resistance down but today I'm feeling 80%.NyQuill and lots of sleep is the cure.

    I hope whatever happens to the place it's for the better. Probably not hard to do. Maybe a YMCA old school where can shower lay your head and get a meal sounds like a perfect match

    I stayed at pretty decent places,, I also stayed at so so.. I mean,, has anyone heard back in the day "the wolf trap" ? .. I wonder if Johnny is still around.. it has been over a decade. But  that place was cool because you had it all to yourself in the backyard. That was towards sandy pond.

    Honestly I know nothing about the rumored reputation of the so person except though the internet buzz..
    Been there ONCE since it changed hands and nothing of a bad experience.. Straight up walk in , buy my gear and walk out..
    With so many shops I chose convince and never had a bad experience in any..Well except defunct Fish/On bar and tackle and I was not there for the tackle.. lol..
     
    DB/ Under 100k ? with "World Famous" river frontage.. REALLY? Heck wanta buy (Trade) my run down money pit shack ??  Over 3000 sq feet, 3 acres and I Got 40 #Ocean run Stripers out back..

     It's in line and not out there for what it is..
    Seen Fran Betters estate asking price of $750,000. for nowhere near the access, condition or opportunity as this..
    To me a deal would be 150>175,k on that property value.. . Just IMO..

    Tuna, not saying it should sell for under 100k... just a little surprised its priced 3×assessed value....150 sounds like deal to me as well ;)

    I'm with HT on this one.  Run down old trailers with access rights are selling for 175K-200K in the daks on lakes that haven't had anything bigger than a perch in them in over 100 years.  It may drop in February, but I dont think it will be like a stone.  And anytime you're looking at Real Estate, it is a haggling game, so the seller is just starting in a good position. And even the slick deals on farmland up toward the Sandy's and inland are gone with the influx of Amish and the new "sheik and trendy" Greek Yogurt boom on.  Tug Hill may still offer the best land values in the northeast, but they aren't giving it away.

    Lucky, youre right with the "good start"... always good to start high. Ive found it rather interesting that the rest of the country's real estate market along with prices has plummetted, yet tug hill region bas somewhat soared and some property values have doubled/tripled in the past 5-10 years...i dont think the dak's are a comparison though...land prices have been inflated there for years... i guess its just my soft spot for the locals coming out here as many are getting priced/forced out of where they call home... ONLY OPINIONS HERE FOLKS ;)

         Be curious if to even see if it would pass a building inspection seeing 2 years ago there were salmon swimming in the basement. Dime thats the new american way the rich get richer and the rest of us are headed to the poor house no more middle class.

    My wife and I did our honeymoon in Willmington NY nearly 25 years ago, and on one of "her" days we went up to Placid.  The sign in the Real Estate place put it perfectly. " Buy land, they aren't making anymore." Inflated is all in relation to what the market will bear, and up there it is still going up. But Dime is also on about the hill, as 12 years ago 1K an acre was high, and now you'll have a hard time finding that unless you plan to grow rice and cranberries.

    I'm sitting in an oak tree on 800 acres of 85% hardwoods. Some of the best oaks I have seen. It was bought ( for the timber) 26 years ago at $250.00 per.
    Won't find that today.

    Yea, that's the problem up here.  All the assessor needs is one person willing to pay more and buy it and then they have ammo to raise the assessment on all houses/ businesses  around it.  A few years ago a  couple from NYC got into a bidding war with another couple on the house down the street during the housing boom.  The house went for 40k more than asking and roughly 100k more than the assessment.   Next year that house showed up on many reassessments as a comp and we all went up.  Fast forward 2 years they decide the country life is not for them and the house market crashed it  sold 80 k less that what they paid for it.  Think our taxes went down NOPE.  I marched right into the assessors office with the sale in hand and won my grievance. My house is still over assessed  for the area, but it is closer.

      At one time there was the one in Altmar that shot down river towards the schoolhouse hole. I don't recall what the link was but I think the flood took care of that one and it was never replaced.

    Even the unemployed get cut off or sold.
    Pretty happy with this hole cam.

    Leaves suck mid - low.
    There is plenty of open river & fish . Conditions , confidence & presentation will pay off.
