 Good one! He said thanks. It will be a nice place in farm country for him, son and girlfriend to spend some time. She wanted a ranch and he wanted a finished basement with buildings and privacy. I checked it out with him a while back and said not going to find a better built house nowadays. She loves to fish and he uses Wilson launch the most when up this way. He got a nice surprise today when lifted up some carpet

 Carpet padding, Oak hardwood. I did buy a bunch ov mice/rat poison along with a pile ov house/garden bug supplies at going out of business auction this winter. Will set some around next time up just in case. Told him I'll only help him if he keeps the place and not sell for $100,000 profit. He said He'll keep it for a getaway. 
 
 Can't believe I just found 3 more bags ov Crappie fillets in freezer from him & girlfriend (last June) They gave us 3 trips worth, Need to eat more fish in this house. Heck those 77 Perch and 14 Crappie Tim and I kept from Pymy might get us through the year lol. Ov course he bought 18 bags of Rapala lures from Pymy area today while up there

Our first house had all hardwood floors. Tore the carpet up immediately and had them refinished. Was a great resale point.

I would do all in slate flagstone but it gets so cold on the feet, have in bathroom at camp. Used a good bit of wormy chestnut for floors at camp. Yeah, Bought 500 sf of finished maple  t/g 3/4" a couple weeks ago if he wanted to do a room or two if he got the place. If not I would use on 2nd floor at camp. Hate carpet in the country, not so bad for a bedroom. Farm equipment and lots of wind north end of Pymy makes so much dust depending on wind direction plus all the grass cutting, bringing split wood & logs in. He has a nice fireplace in living room. Just going to save so much time and money that the house already has 'em.
 
 Main change is it has water boiler heat through out the place. Not good for a getaway place. Did come with 250 gallons of fuel oil though so that will help on offsetting new furnace. Oh well getting way off fishing topic here even though it's going to become a fishing cabin.

Slate flagstone would look pretty awesome with that oak. I mean, it would look horrible and I can help you dispose of it in the back of my truck...

Carpet blows in the burbs too. Well at least for sissy’s like me that don’t like waking up and getting my toeggies cold! Ha ha. Don’t matter if dust, grass, mud, whatsoever. My dog rolls in whatever and brings it in.

 Could be cherry? When he bought the place today then went to change locks I told him to check under carpet for hardwood. Think some states want $100 for one sheet of 3/4" plywood at the moment 
 
Least he will be able to store some boats over winter in the garages if not totally stacked full of lures by then  Like the north end of that lake for ice out/spring fishing and the marina area is easy pickin's  for Panfish in late fall.
