Perhaps this new owner is looking to go in another direction.  Many of the old school houses in my area were converted to co-operative style accomodations.  Convert the class rooms into one or two bedroom co-ops selling them at an indecent profit plus maintenance fees are just what the high and mighty are looking for.  Just a thought......

I agree with charlie.   Lets say $100 a night double at 50 rooms for 90 days and that is 450k    25% occupancy for Dec, Jan , Feb and  that being generous  at 108k and 10% occupancy for the other 6 months  at 90k.  648k
 
Now factor in costs of operation.  At 5 full time employees making a measily $10 an hour would  cost them 104k just in wages not counting SSI, insurance (yea, right) and others.      Property insurance, taxes maintenance, electric, cable for 50 rooms that you are paying for if they are full or not is going to cut in even more.
 
That town, other than shark season,  could not support another eatery or bar IMHO.   
Not saying that can't or won't make money, but I am skeptical.   That said I am sure they are not stupid and have run the numbers  and feel it cold be a go otherwise they would not have purchased it.  Only time will tell though.

Wow, just came in from a striper scout (real report) and these numbers made my head spin.
If anyone thinks any lodge/upscale or not would pull in $750. during shark season, which is only mid sept-late oct = less then 60 days, they are dreaming..
Apples to Oranges but...
DSR has some of the best upscale lodging W/access and they always have winter lodging available..
 
Anyway,
The genesee hotel I mooched in Syracuse last fall was in the $220.per nite range.. Yea it was "upscale" alright if you like fine art and expensive cuisine/drink.. My $18.00 30 pk Busch suited me just fine Thanks..  
The Oswego Best Western   (chain)  in Oswego was $160. 3 years ago and on the river..  
 
I think Charlie hit it !! Huge Campgrounds for cheap/filthy fishermen.
Ever wonder why those are still in business after so many years ?
 
Ah well , Altmar The Premier fishing destination.. Maybe they will make a movie about it.. Hummm..

Kinda neat- we are all kicking stuff around- Agree they wouldnt be putting up time and casheroo in this fiscal climate without homework.
  Hey- timeshare- pick your favored weeks. Can even trade for a nice Carib trip -lol.
 Whatever- am still happy for Altmar.
 
 Hey- when I  said upscale it was SR style-
 The only 'hot tub' would be the LFZ in August and changing your sheets would mean real clean ones- - not just exchanging them with your roommates..The maid will still have one tooth though, if she's young. Also if the food is anything like my LAST at an  Altmar eatery is about 50% salt, 40% grease and perhaps 10%  of an odd bread/meat combo..

I'm with you RG  any added tax dollars are a plus in my book and I hope all the other places stay  running too.    New owners also took over the bar/eatery/ tackle shop next to the LFZ.  I forget what it is called, but the new owner is a young guy and I hope he does well.  They do not have there  liquor permit yet though

Was also impressed Clint that part of the deal was to hire local folks. Am sure that was an offer made to help get their way with construction or zoning issues but the area could sure use the jobs- at any pay rate.
   Upscale talk is nice up there instead of bare bones . Plenty  of that already.
Will be a nice fiscal bump up there all the way around- hope it works out.
  Crowds- hey- we got those now. King season is always nuts.
 According to the Lake report SR was mobbed last year- think it was the second biggest year ever  for fisherman numbers. Comparable to the bad old trebel hook days.
 That small shop /eatery/bar by the Zone is a friendly little place. Couple of the regulars at the picnic table are hysterical.

Considering the school has the architectural charm of a penal institution, I was thinking Altmartraz .  Or maybe lend a piece of the river to the name- Bottom of the Barrel Lodge.
