I hear ya bear... on one side im sure your property value may go up, but at the same time youve got a large extravagant new neighbor that is gonna change the face of your street/town... hope all works out for ya bud...

 Cant forget the snowmobile crowd in mid winter. Have seen the Pulaski motels near full on weekends in a decent snow year.
   The trailers get packed in with  parking lot 'issues'' following- folks dropping the trailers in the lots to go out to eat and find entertainment.and trailers limiting parking for the rooms and causing common mini jams.
   A place with a large lot and easy in and out for the  snowmobile trailers complete with bar and food will be attractive- a bit closer to Tug too.

thanks for the breaking news db.. Sounds pretty sad to me and IMO a loser.
Lets say an "upscale" lodge/hotel does get built. They charge a high'er price for lodging/access, I don't know but for kicks lets say somewhere around $80. > 100.00 per night and that may be on the low end . Seems the going rate for a hotel ?
With the addition of possible cabins and maybe 50 rooms ,aside from the 2 months during salmon season, only because they may have available rooms, how many people do you actually think will support the place ?
Honestly I look for clean/cheap lodging when I go up there and thats what I see in most people.. When possible I prefer to camp..
 I mean if you cant fill a place that charges only $35.00 during the winter how does one expect to get more people at a higher rate ?
 
I don't think May-Aug will be their only tough times, I mean seriously, do you really think a place such as "upscale" lodging will survive on 2 months per year ?
What I see here is lost access for the regular Joe on foot.. I can only assume such a place would not allow trespassing through their property like the old school once allowed..
In the long term scope of things, it may take a few years 5-7, but Id again , assume (ya know where that gets me) it will once again become vacant and the for sale sign will come back..

The Portly Angler comes to mind.
That place had it all, location, bar and plenty of room> snow machines included..
I stayed there ONCE.. They priced themselves right outta the market..  Until - New York State bailed em out..

Tuna, my thought completely when i first saw it .....i mean really, how will they fill it up?

Maybe it will be used as a perk for other business and clients that they have????.. as busy as this river gets, the lodging is only in high demand two-three months out of the year. More and more folks are camping and or buying small properties and putting trailers on them... i wish the best of luck to the new owners though. Im sure it will be a very satisfying feeling for them to close on the deal and brake ground...

 Most places up there are plain and simple- a motel room. Ya gotta drive for food drink and fishing. They are starting to charge wayyyy tooo much for most of the rooms too.
  Portly crammed people in like sardines- did it ONE time. Stood up outa bed and jammed my head on the upper bunk. Drive downtown to eat- drive downtown to drink - drive downtown for tackle etc.
  This place has it all in one area. with far more fishing opportunities too.
 Wife and I have discussed an 'end date' for my place up there. At some point when I cant get up regularly for stuff like general home maintenance and frequent long drives for lawn mowing etc- it will have to go--
 Kinda look forward to a place that has it all in easy walking distance- will still be a heck of a lot cheaper than owning. Fellas on one or two  fishing vacations  a year will pay for the conveniences.
  If they are like most of us once you go to a place and like it thats the place you return to over and over. I went to Whitakers for over 20 years- regardless of price increases-xcept when they were out of rooms.
  All that said I hope its still there when I want it- kinda a tough area up there for anything upscale to last year round.

HT and Jack pretty much expressed any thoughts of mine. I'll be sad to see another access lost. I've rarely seen good things come of lost access.
The DSR doesn't count- that's quality water and a choice that isn't totally beyond reach for most.   If I knew there was going to be people fishing near me on that side of the barrel and schoolhouse, I'd just skip it, let alone pay.  I liked it because it was challenging with a fly rod and usually open.   I just hope in some way it's a positive for the river, let alone Altmar.

Gotta say the best time I had last year was pitching the tent at Selkerk.
First time I've been able to do it in 3 or 4 years.
Brought back some great memories of the early 80s learning the fishery with a good friend.
Wind blew so hard the tent was a foot of my face, thought I was going to step out into OZ.
Good times!
 
 
Also the best auroa show I have ever seen was there.

Hey Tuna- using your 50 room and $80 per day it sounds like a moneymaker.
 Normal 2 guys per room at that rate for about 90 days in Shark season is a $720,000 income not to mention food and drink and whatever they do for the rest of the year.
 If Dime is on target with about a mill investment on top of the 400,00 the bought it for thats about a 50% plus return year one- Thats a big deal for any kinda business.

Half that,  RG.  Rooms of that nature usually pull 80 for 2 people, unless they are a 'lot  more classy. 160 will get you a  Jacuzzi in the room and a wet bar.  I use a perfectly decent place in Westmoreland on the way in that's 55 a night  for Nanc and I. Take out taxes insurance , overhead etc... and the margin is much more in line with a standard business start-up.  Super 8 and Travelodge in town  are both in the 80 range.
I think I would have scrapped out the building and put in a campground since you had a large well and septic already installed. Longer payback on a lower investment, but very sure.
